The Town of York is undertaking improvements to Nubble Road and re-painting Nubble Lighthouse for a brief period. While this project is entirely outside of our control and is likely to have minimal or zero impact on your stay, we’re taking steps to minimize the impact on your experience and be completely transparent based on information shared by the town. What's Happening
Nubble Road Improvements
The town will be conducting road construction and improvements to Nubble Road, the access road to The Viewpoint. The Viewpoint will be entirely accessible and open during this time.
Nubble Lighthouse Preservation Project
The lighthouse will undergo repainting and restoration to preserve this historic structure. Work begins with the ocean-facing side (least visible from The Viewpoint) and progresses around the lighthouse, which may include temporary scaffolding.
When Is It Happening
Nubble Road Construction
Begins September 6th and lasting for up to 6 weeks. Working hours are Monday to Thursday 7:30 AM to 4:00 PM. There will be no road construction on Fridays, Saturdays, and Sundays and after 4PM on working days.
Nubble Lighthouse Re-painting
Starting approximately September 1st and lasting approximately 4 weeks. Work begins on the ocean-facing side (least visible from The Viewpoint) and progresses around the lighthouse, which may include temporary scaffolding.
For Hotel Guests
Boutique Suites
Most rooms do not have windows facing Nubble Road. Rooms with windows facing Nubble Road may experience noise from construction during Monday-Thursday, 7:30 AM – 4:00 PM.
Shoreside Rooms
These rooms are located furthest from Nubble Road with no windows or walls facing in the direction of the road and no adjacent windows facing in the direction of the road, with thick concrete walls. As these rooms are built into the hillside, there is a chance that guests may experience minor vibrations during construction depending on the type of work the town is carrying out, Monday-Thursday 7:30 AM - 4:00 PM.
Lighthouse Views
The Nubble Lighthouse will remain visible, as always. There may be some visible scaffolding. There will be no noise disruptions from the re-painting works.
Access and Parking
The Viewpoint will be fully accessible during this period with unrestricted access to our parking lot. Our team will ensure your bags are transported effortlessly.

For Spa and Wellness Guests
If you prefer to avoid the potential for construction noise entirely, we offer four options:
- Reschedule to late hours: Treatments from 4:00 PM – 7:00 PM are construction-free (Mon–Thu) and offer a peaceful experience.
- Book a weekend appointment: Friday–Sunday have zero construction activity
- Reschedule to after October 17: Enjoy your treatment in complete silence once the project is complete.
Spa Treatment Availability
The Spa House remains fully open. However, Monday–Thursday during construction hours (7:30 AM – 4:00 PM), you may notice noise in certain treatment rooms. We will be offering use of noise cancelling headphones during your treatment for these times. There is no construction on Fridays, Saturdays, and Sundays or outside of working hours.
Adjusted Hours
We have adjusted our availability on select days to be open later, until 7:00 PM on some days. Book later appointments, or reschedule your current booking to a later appointment, when available to minimize any disruptions.
Automatic 50% Discount On Affected Treatments
All spa treatments scheduled Monday–Thursday before 4:00 PM will receive a 50% discount during the construction period, if there is a disruption to your treatment. We will also offer noise cancelling headphones during working hours.

Q: Will there absolutely be disruptions during this time period?
No! Most visits will have minimal or zero disruptions. We're sharing this information to ensure you're fully informed about the work the Town of York is carrying out, in-case there is any disruption.
Q: Will it be loud during all of the construction hours?
While construction project hours are Mondays to Thursdays 7:30AM to 4:00PM, there may not be active construction or loud noises during that entire duration.
Q: Can I reschedule or cancel my stay?
All standard reservations (excluding our non-refundable pre-pay rate) may be cancelled or rescheduled 30+ days before your stay for a full refund. As a courtesy, reservations within 29 days (including non-refundable rates) may be rescheduled once without penalty. Contact our front desk to explore alternative dates.
Q: Why didn't I know about this before I booked?
The Town of York notified us of this project only two weeks before its start date. We immediately began outreach to all affected guests. This is entirely outside of our control, and we're committed to keeping you as informed as possible going forward. As a small, independently and locally owned hotel, this significantly impacts our business, and we thank you for your patience.
Q: How loud will it be?
The town has shared there may be varying types of road construction, depending on the progress of the project.
Q: What if construction finishes early?
There is a significant change that construction will finish early. We'll update this page and notify all affected guests immediately. Early completion is always a possibility, and we'd love to share that good news!
Q: What about my spa appointment during construction?
All spa appointments Monday–Thursday before 4 PM automatically receive 50% off and complimentary noise-cancelling headphones if they are disrupted by road construction. You can also reschedule to a quiet time slot (after 4 PM or weekends) for free.
